Vaughan is really several communities under one name. Woodbridge, Maple, Thornhill and Kleinburg each have their own character and their own housing stock, and the work is not the same in any two of them.

Kleinburg has the McMichael collection and the village around it, and Woodbridge and Maple both have genuinely old building stock sitting inside an otherwise modern municipality. Those houses come with plaster, balloon framing, stone foundations and additions layered on across generations. They need to be looked at properly before a price goes on them.
The rest of Vaughan is dominated by large houses built from the late 1980s onward, plus a lot of newer condo stock around the Vaughan Metropolitan Centre. The detached homes are now at the age where original kitchens, bathrooms, decks and window seals are all coming due together, and the condos bring their own constraints: service elevator booking, building rules and quiet hours.
