Two very different kinds of Aurora house
Close to Yonge and the historic downtown you get genuinely old building stock: plaster and lath, stone and rubble foundations, additions layered on across a century. Out in the subdivisions the houses are big, twenty to thirty years old, and hitting the age where the original kitchens, bathrooms, decks and window seals are all due at once. The two need completely different approaches and different pricing.
